Why Karachi

Pakistan’s largest city, and its gateway to the world.

Karachi is home to more than 20 million people, Pakistan’s main seaport and its business capital. For buyers abroad, that means steady demand for homes, a deep rental market and a city that is becoming better connected every year.

  • 20m+people live in Karachi, Pakistan’s largest city (2023 census)
  • ~7%average gross rental yield on Karachi homes, early 2026
  • 10–40%rise in Karachi apartment prices over two years to early 2026
  • $41.6bnsent home by overseas Pakistanis in 2025–26, a record

Rental income and growth

Karachi homes have averaged gross rental yields of around 7%, and more for smaller apartments. Apartment prices rose by roughly 10–40% over the two years to early 2026, depending on the area.

More families than homes

Pakistan is short of more than 10 million homes, and the gap grows by about 400,000 a year. In Karachi, much of the land that is bought is held rather than built on, so well-planned, finished apartments stay in short supply.

Better linked to the rest of Pakistan

The M-6 motorway from Hyderabad to Sukkur is moving into construction, and a new Karachi–Hyderabad motorway is planned to join it, linking Karachi by motorway to the north of the country. In the city, the Red Line rapid bus route along University Road is being built.

Life by the sea

Karachi is Pakistan’s largest coastal city. Clifton, DHA and newer waterfront schemes along the Arabian Sea and Korangi Creek offer sea views and beachfront living that few other Pakistani cities can match.

Where Pakistan does business

Karachi’s two ports handle most of Pakistan’s sea trade, and the city is home to the stock exchange, the central bank and the head offices of many of the country’s largest companies. That brings jobs, and with them, tenants.

Overseas Pakistanis are investing at home

Money sent home reached a record $41.6 billion in 2025–26, with the UAE among the largest sources. Many families are putting it into homes: for parents, to rent out, or for their own return.

These figures are averages from published third-party sources, not a forecast or a promise of returns. Prices, rents and the rupee can fall as well as rise, and returns in dollars depend on the exchange rate. We will give you honest, project-specific advice before you buy.

How it works

Buying in Karachi from abroad, without the guesswork.

  1. 01

    We vet every project

Before we recommend a home, we check the developer’s track record, the land title and the building approvals.

  2. 02

    You choose, with clear advice

See the full price, every charge, the instalment schedule and the expected handover date up front, in writing. No hidden costs.

  3. 03

    Pay the developer directly

You pay the developer on their instalment plan while the building goes up. We never hold your money, and no bank loan is needed.

  4. 04

    We handle the paperwork

Our team in Karachi handles the sale agreement and the transfer into your name, and keeps you updated on progress.

What we do

A real estate consultancy built around buyers abroad.

We work for you, not for the developer. From choosing a project to getting the keys, we advise you at every step and deal with Karachi on your behalf.

  • Projects tailored to you

We work with a leading Karachi developer to shape affordable projects around what buyers abroad ask for: sensible layouts, payment plans and high-quality finishes.

  • Clear title, verified

We verify the land title ourselves and check the developer’s track record and building approvals before we recommend anything.

  • Investment advice

Honest guidance on location, home size, price and rental potential, whether the home is for family or investment.

  • Purchase support

We compare options, go through the sale agreement with you and follow up with the developer on your behalf.

  • Paperwork in Karachi

Our Karachi team handles the documents and the transfer of the home into your name.

  • After you buy

Construction updates, checks at handover, and help if you want to rent the home out once it is complete.

Our standards

Every project we recommend has to pass these checks.

We would rather recommend fewer projects than the wrong ones. If a project fails any of these, we don’t recommend it.

  • Building plans approved by the relevant Karachi authority
  • Clear land title that we verify ourselves
  • A trusted developer with completed, lived-in buildings
  • Clear, transparent pricing: the full price and instalment schedule in writing, with no hidden charges
  • High-quality finishes, specified in writing before you buy
  • Affordable prices, within reach of working families

Why off-plan

A home in Karachi, paid for over the build.

Off-plan means you buy before the building is finished and pay in instalments as it is built, which puts a good home within reach of a monthly salary.

Spread the cost

Instalments during construction instead of one large payment up front.

For family, or for later

A home for your parents, for your own return to Karachi, or to rent out.

Someone on your side

We work for buyers abroad: we explain the options, compare projects and follow up with the developer, so you are not managing a purchase from another country alone.

Questions

Is NuraniHomes licensed?

We are setting up NuraniHomes as a real estate consultancy in Dubai. Until our licence is in place, we are only collecting interest, and nothing on this site is an offer to sell.

Who are your developers?

We work with established Karachi developers, including a leading developer we partner with on projects tailored to buyers abroad. Projects we are reviewing, such as Saima Shield Towers and five other Saima Group projects, are listed above. We will publish full details, prices and approvals once a project is cleared.

Do I need to travel to Karachi?

No. We meet you in Dubai or by video call, and our Karachi team handles the paperwork. You are welcome to visit the site whenever you like.

Do you sell property or take payments?

No. We advise you and support you through the purchase, but you buy from the developer and pay them directly, under a written agreement with them.

How do payments work?

Each project has its own instalment plan, set by the developer and given to you in writing before you commit.
